Innovative design solutions were employed to fit a viable hotel program onto an extremely undersized urban site. As a first new-build boutique hotel, the finishes were evocative of a downtown loft building with exposed concrete structure and sprinkler pipes. The hotel lobby and public spaces were styled as an art gallery with original artwork. Limited zoning floor area required building back-of-house and administration offices beneath the sidewalk, creatively using the revokable consent provisions of the city. The restaurant was designed in the rear yard setback with skylights and below grade, so the floor area didn’t count against the allowable zoning floor area. Adams led the architectural design and hotel planning in collaboration with Rockwell Group who designed the interiors.
